New build dwelling in rural Leicestershire

R & D Management was instructed by the architects to provide a risk assessment and comment on the proposed waterproofing to the property, along with a site inspection and sign off for the waterproofing for the purposes of the warranty provided by the insurers.

Also to assess the suitability of the proposed waterproofing in accordance with the requirements of BS 8102 (2009) for the proposed use of the building. Also to assess the suitability and detailing of the proposed waterproofing based on the site conditions, type and form of construction and proposed use.

 

Observations and conclusions

Our observations included the hillside location of the property, several earth retaining walls requiring waterproofing above the ground floor, the low water table and the potential for water to percolate through the ground from the hill. The proposed concrete slab and cavity wall construction type was noted with proposed Type A waterproofing to the earth retaining elements comprising a fully bonded sheet membrane externally and liquid applied coating to the inner walls, linking to the dpm and cavity trays within the wall construction; a polyethene dpm to the floor slab and perforated land drain with inspection points to the external perimeter.

Our assessment provided a detailed specification for the Type A waterproofing system and mark ups on the drawings provided and a conclusion that, if all works were carried out as detailed and in accordance with the manufacturer’s instructions, the waterproofing would provide the appropriate level of protection in accordance with BS 8102 (2009) Grade 3 (a habitable basement).
